Last winter we took a call from the management of an office tower: “We have three floors of offices, the fan coils are practically new, but nobody is happy with the temperature. One floor is sweating, another is freezing.” We went, we looked; there was nothing wrong with the units. The problem was in the thermostats fitted ten years earlier — single-speed, neither programmable nor centrally monitored. In fan coil systems the real key to both comfort and the bill is usually not the unit itself but the small box that governs it.
Changing a thermostat sounds simple, but pick the wrong model and it will either fail to drive the valve, fail to manage the fan, or not suit the existing wiring. Below is the selection logic we have been applying on site for years, set out as plainly as we can.
First, know your system: two-pipe or four-pipe?
This is the most critical question in the selection, and the answer is hidden in your pipework. In two-pipe systems a single flow-and-return line reaches the fan coil; hot water in winter and chilled water in summer pass through the same pipe. It is enough for the thermostat to manage one valve. In four-pipe systems the heating and cooling lines are separate — one room can be heated while another is cooled on the same day. Here the thermostat has to drive two valves independently. Fitting a four-pipe thermostat on a two-pipe system is a waste of money; the reverse is a system that plainly does not work.
Fan control: the on-off era is over
Older thermostats either run the fan flat out or switch it off. Until the room reaches the target the fan runs at full noise, then falls completely silent, then starts again half an hour later. That cycle is both loud and inefficient. Even three-speed control (low-medium-high) makes a large difference; on units with EC fans, proportional (modulating) control adjusts fan speed continuously with the temperature difference. The result: a quieter office, less electricity, a steadier temperature.
Wireless or networked?
For a single shop or home a wireless thermostat is the practical answer; it goes in without breaking walls or renovating. Once you reach a building with dozens of spaces — a hotel or a multi-storey office — the picture changes: walking room to room to change settings is not manageable. Thermostats that communicate over Modbus or IP gather every space onto one panel. Reception puts the air conditioning of empty rooms into eco mode with one click; at the end of the working day every floor is turned down automatically. In hotels you can even tie this to the reservation system — a room that is not sold is a room that is not heated.
Our recommendation: Cosa for app-based control, Siemens at building scale
The solution we install most often in homes and small businesses is the Cosa smart room thermostat family, developed in Türkiye: programming from an app, remote control, location-based automation (turn down when you leave, warm up as you approach) and a 230 V model for fan coils. There is also an air conditioner control version for making an existing split unit smart.
On the commercial side we also supply Siemens. The RDF300.2 is a flush-mounted fan coil thermostat that supports both two-pipe and four-pipe systems and whose user settings can be locked — which is exactly what shared buildings need. Where comfort expectations are higher, the RDG160T with its touch surface and modulating 0-10 V output removes the temperature swing of on-off control altogether. Answer these five questions before you decide
- Is my system two-pipe or four-pipe? (How many valves will be driven?)
- How many fan speeds are there, is it an EC fan? (On-off or proportional?)
- How many spaces are there? (A single room, or central management?)
- What wiring do I have? (Is wireless needed, or 230 V?)
- Do I want remote access and programming?
